How do I request a service?
Choose services on our prices page and submit the form. We will review your request and contact you to arrange a visit and confirm the scope. The selector does not automatically transfer your choices to the form: please specify the services or package there.

Do prices include VAT?
Yes. All published prices include VAT. Administrative fees described as included in each service are also part of the price. Cases outside the advertised scope or size are quoted before confirmation.
Can I request several certificates for the same property?
Yes. The selector displays available packages and applies the relevant saving.
Do I need to attend the visit?
We need access to the property and areas included in the assignment. If you cannot attend, we can coordinate with you and an authorised person.
When and how do I pay?
Normally after delivery of the supporting documents. You can pay by bank transfer, Bizum or cash within legal limits. Prices and terms are agreed before the assignment.
Which documents do I need to provide?
It depends on the service. We will tell you what documents are needed and how to provide them. Avoid attaching personal documents that have not been requested.
Do you work with estate agencies and property managers?
Yes. Estate agencies, property managers and property holding companies can request special terms. Partnership rates are not published.
Where can I check certificate validity?
Validity depends on the document and circumstances. See the specific information for the habitability certificate and energy performance certificate.
What is the difference between habitability and energy certificates?
A habitability certificate confirms a home's habitability conditions. An energy certificate assesses its energy efficiency. They are different documents and neither replaces the other. At EFITECNIC each service costs €149, or €269 together, including VAT and administrative fees within the standard scope for homes up to 150 m².

How much does the asbestos certificate cost and what is included?
EFITECNIC's asbestos certificate costs €160 including VAT for the standard scope up to 150 m². It includes visual inspection of accessible elements and a signed report. It does not include laboratory analysis or material removal; visual inspection alone cannot determine material composition.

Are asbestos and high-alumina cement deterioration the same?
No. An asbestos inspection looks for materials that may contain asbestos fibres. High-alumina cement testing examines a concrete sample from the selected element. Detecting high-alumina cement does not, by itself, diagnose structural damage. These are separate assignments with different methods and scopes.

What does the €350 high-alumina cement test include?
EFITECNIC's price is €350 including VAT. It includes sample extraction, dispatch and laboratory analysis, the on-site phenolphthalein test and a report within the agreed scope. Sampling is destructive: closing the opening, filling and subsequent finishes are not included.

How much does a property floor plan cost?
EFITECNIC measured floor plans start at €180 including VAT. The final price depends on area and scope, agreed before the visit. Tell us what you need the plan for so we can specify the appropriate documents.
How do I request a home inspection with José Luis through Hausum?
Home Inspector is booked through Hausum. If you would like José Luis Blázquez Romero, EFITECNIC's building surveyor, to carry out the inspection, state this in your booking notes. EFITECNIC works with Hausum; this service is booked separately from certificate packages.
