Older fibre-cement sheets may be found on sheds, courtyards and outbuildings. The model highlights the roofing over the rooftop enclosure.
Some older drainage downpipes were made from fibre cement. We inspect accessible sections and joints within the agreed scope.
Older fibre-cement water tanks are another known example. Shape or appearance alone cannot confirm material composition.
Some older ducts and terminals may be made from fibre cement. Not every duct or chimney contains asbestos.
Fibre cement was also used for planters and other decorative elements. The model identifies two items on the balconies.
Highlighting shows the example's location, not confirmed asbestos. Inspection of an individual home does not automatically cover all communal building elements.

The Catalan law, in force since 3 October 2026, provides for delivery of the certificate when selling or renting a property. Pending implementing regulations, it specifies minimum content on visible asbestos, condition and risk.
Read Article 21 in the BOE ↗The ARC identifies its application as covering properties built before 2002. If the transaction concerns an individual home or premises, the certificate covers that unit, not the whole building.
View the ARC basic template ↗The basic template relies on an on-site visual inspection. It does not require sampling or laboratory testing. The ARC also clarifies that finding suspect elements does not by itself prevent a sale or rental.
ARC frequently asked questions · 16/10/2026 ↗A suspect material is not the same as analytical identification. The certificate records the area inspected, its limitations and the elements observed.
What is observed is documented. So is what falls outside the scope.
We specify what is inspected or depicted, which documents are supplied and which work is excluded. No unagreed services are added.
We specify the home, premises or unit to be inspected. Reviewing one unit is not equivalent to inspecting the entire building.
We observe accessible materials that may contain asbestos and record their condition. Dismantling and sampling are not included in this rate.
The certificate records the inspection, photographs, observations, condition, risk assessment and conclusions within the agreed scope.
A useful visual inspection explains what was inspected, what was observed and its limitations.
A signed document bringing together the inspection findings.
Visible elements within the agreed scope are inspected, and materials that may contain asbestos are documented with their apparent condition.
This visit does not include opening finishes, drilling materials, taking samples or removing elements. Concealed or inaccessible areas are identified in the document.
A visual inspection is not a laboratory analysis and does not guarantee the absence of asbestos throughout the property.
