The most efficient end of the scale.
A represents the most efficient level on the scale. The letter is determined through the technical certification procedure, not from a single bill.
Selecting a letter does not assign that rating to your property or indicate financial savings.
Non-renewable primary energy consumption
Expressed in kWh/m² per year. It considers the non-renewable energy needed for the assessed uses. It is not a prediction of your electricity bill.
CO₂ emissions
Expressed in kg CO₂/m² per year. They reflect emissions associated with the assessed energy uses. The rating may differ from the consumption rating.

01 / SALE
A home you understand.
Generally, a valid certificate is needed when selling an existing home, unless a statutory exclusion applies. Include the label in the listing and prepare the documentation for the contract.
02 / RENTAL
Information from the listing onwards.
When renting to a new tenant, check the applicable certification and its validity. The label describes energy performance; it does not replace the habitability certificate.
03 / UPDATE
Your home can change.
Expiry, renovations or changes to building services may make renewal or updating necessary or advisable. We assess the scope before confirming the assignment.

Use ICAEN's official search and check the file's expiry date. Keeping an old PDF is not enough: check which home it identifies and its status.
The technical certificate explains the result; the label summarises it. The receipt confirms submission and should not be confused with either document.
The label shows consumption and emissions scales and ratings. This example retains F for consumption and E for emissions; its figures do not describe your home. Property details, QR code, registration and dates have been removed to protect the file's identity.

We arrange energy performance certificates in Barcelona and Baix Llobregat. If you need a certificate in Viladecans, Gavà or Castelldefels, tell us the municipality so we can arrange the visit.
The same technical service and scope criteria apply: properties over 150 m² and special cases require a quotation.

Other sizes and cases: individual quotation. Savings against individual prices of €149 for energy, €149 for habitability and €160 for asbestos: €29, €30 and €69 respectively.
How much does an energy performance certificate cost in Barcelona?
EFITECNIC's private customer price is €149, including VAT and administrative fees, for properties up to 150 m² within the standard service scope. It includes the visit, preparation and ICAEN registration management. Payment is made after delivery of the supporting documents.
When is it required to sell or rent a property?
Generally, existing homes sold or rented to a new tenant must have a valid certificate, subject to applicable legal exclusions. The label must appear in sale or rental advertising. Check the documents before advertising the property.
What does the €149 service include?
The on-site visit, data collection, energy performance certificate, ICAEN registration management and delivery of the resulting documents. It does not include improvement works or a comprehensive building audit.
How long is it valid?
The general maximum validity is 10 years; for a G rating, 5 years. Check the expiry date on your documents. It can be updated if factors affecting the rating change.
Which documents are provided when selling or renting?
For a sale, a copy of the registered certificate and label is attached to the contract. For a rental, a copy of the label is attached and the tenant receives the usage recommendations. The certificate must be available for any required checks.
What do the letters A to G mean?
The scale ranks energy performance from A, most efficient, to G, least efficient. Consumption and emissions indicators may have different ratings. The letter alone does not determine your bills.
What is a property's energy label?
It summarises the property's rating. In Catalonia, ICAEN issues it following the relevant application process. It is neither the full technical report nor the registration submission receipt.
Who can issue the certificate?
A competent professional meeting the applicable legal requirements. Royal Decree 659/2025 amends the qualification and responsible declaration rules. EFITECNIC's responsible professional is a Spanish-qualified arquitecto técnico, CATEB registration 14.103.
How is the certificate registered with ICAEN?
The required documents are submitted electronically to the Catalan register with the appropriate authorisation. EFITECNIC handles this as part of the service. Submitting an application does not mean the label has been issued.
Is an on-site visit necessary?
Yes. The process requires at least one property visit to collect and verify certification data. We will need access to the property and available information about its building services.
How can I improve an E, F or G rating?
Recommendations are tailored to the property and may cover insulation, windows or equipment. A low rating alone does not require building work for the certificate to be issued. Measures, feasibility and expected results need a specific assessment.
Is it the same as a habitability certificate?
No. The energy certificate describes energy performance; the habitability certificate confirms habitability under the applicable rules. Both can be ordered together for €269 if you need them.
What does the asbestos package include?
It combines the energy and asbestos services for €279. The asbestos service is limited to a visual, non-destructive inspection of the agreed area; it does not guarantee the absence of hidden materials. Not every document is required for every transaction.
Which cases need a quotation?
Properties over 150 m², commercial premises, entire buildings, new builds, major renovations and other cases outside the standard scope. The configurator replaces the fixed total with a quotation request when you select these cases.
